Yes. All of our real estate opportunities are for Accredited Investors only due to the level of risk associated with the illiquidity. An Accredited Investor can qualify either by income level, net-worth level or by both.

Each fund is structured as an individual Florida entity (LLC). An investor in the fund is considered a limited partner. Each partner owns a percentage of the entity in proportion to their investment. The fund is managed by the General Partner, TG Capital Management.

Communication can be expected every quarter. We will sometimes provide updates throughout the quarter. These updates are not predictable.

Decisions inside of each fund are determined solely by the General Partner, TG Capital Management. The General Partner is a collective of the Managing Partners and their associates.

Yes. The MP’s invest their capital in some or all of the funds.
The preferred return is paid out quarterly. If the fund does not perform the preferred return gets carried over to the subsequent quarter.
Investors can opt to receive quarterly dividends or roll into their principal for compounded growth.
You will receive it in the subsequent quarter after your first full quarter. e.g If you committed in mid February and invested in March, you will be eligible/receive dividends in the 3rd quarter (July). Note: Commitments made in the last month of the quarter will only be eligible for dividend after the second full quarter.
Our preferred return is 7%. Fund performance varies from fund to fund but on an average our funds track over 12%.
Currently fund performance will be updated quarterly. We will look into providing additional updates as the funds progress
Yes. All of the depreciation will be a flow through to the investors.
Yes. K-1 will be distributed every year.
A large syndication would be structured as its own fund/opportunity. All documentation associated with the capital raise would be provided at that time.
All risks as an investor are limited to the cash invested. The fund is structured so no personal liability can be passed onto an investor.
The money in the bank will be sitting in a non-interest bearing account.
If an investor needs to cash out in an emergency situation, there will be a fee assessed. If there are funds available that are not committed to a project the GP’s will authorize a full or partial release within a reasonable amount of time.
Upon the death or permanent disability of the GP’s, the Members shall have the right to approve a replacement Key Man by majority vote for a period of up to one year. If both Partners were to pass and no replacement Key Man is appointed by the Members within the maximum one year, the legal counsel would oversee the dissolution of the Fund and the return of capital with remaining funds.
In the event of the death or disability of any Member, the executor, trustee, administrator, guardian, conservator or other legal representative of such Member may exercise the rights and powers of that Member (in the capacity of an Interest holder only) for the purpose of settling the Member’s estate or administering the Member’s property, and shall be bound by all of the provisions of the original Agreement.
